Tyrus you are absolutely correct. I wrote a nearly identical response to Joan Tryce of the Appraisal Buzz newsletter. She surveyed her readers about forming an organization that could adequately represent us and I replied I would support that and I also used NAR as an example of a trade group that has power. But not only power it advocates realtor and real estate issues. Unlike AI any agent or broker(or appraiser) can join NAR. If a member decides they want a designation they can take the courses for one of many designation they like including 2 appraiser designations. We need an organization like that. Their power in Washington comes from a membership of over 1 million people and the ability to mobilize that membership with e-mail and write in campaigns. I have responded to many of their 'action alerts' and sent my opinion to my congressman and 2 senators. I even started getting replies by e-mail from Senator Chuck Schumer. He may not have read my message himself but the message is getting through to someone. Our problem as appraisers is that we don't have such an organization and if we did I am not sure we would have a sufficiently large membership to make an impact. But that doesn't mean we should give up. If you are interested in the effort Appraisal Buzz may attempt check out their website or contact Joan Tryce to see whats happening. If it appears that she can create a truly appraiser centric organization count me in. If not, and this is my preferred choice, we should attempt to have all appraisers join NAR's appraisal division after discussing with their leaders our desire to be a significant chapter within their organization. If they are agreeable to such a proposal it would be the quickest way to create a national organizition with some clout. I believe your group did a wise thing by going directly to your elected representative. If others were to do the same thing on a regular basis we might gain some recognition even prior to having a national organization. Perhaps we could create a national appraiser day or week whereby any appraisers that can or want to visit their elected officials can go and present a united stand for appraisal and lending issues. Let's face it, most of us saw this mortgage mess coming months before it hit the fan. Who better to inform congress of what critical issues are on the horizon, appraisers or the lenders? We have got to create something viable or all the good appraisers will be gone because they can't stand the environment any more or they just can't make a living through the AMC's. Tyrus, lets continue this discussion here on the Forum so that others can participate and we can get additional idea's about actually creating a grass roots movement to create a meaningfull organization. I've also written down your e-mail address and hope to contact you directly if we can't get a good response here. Come on people, lets talk. This is an important issue. In light of the recent introductions of legislation, HVCC from Fannie and Freddie, Senate bill S. 2452, etc., and the mere fact that appraisers do not have lobbyists to fight for them, our local chapter of NCPAC (NCPAC.org) met with U.S. Congressman Heath Shuler and asked for support from him in squashing the Dodd bill (S. 2452). We asked that he assist us in getting on a "level playing field" with regard to Appraisal Management Companies and the ability to control our own businesses without coercion. In speaking with Congressman Shuler, one of the things he asked our officers was, do you have a lobbyist? We do not. And I don't know of any appraiser organization that does. What we've found is that, with the mortgage meltdown, everyone is pointing the finger at the appraiser and not pointing at the true causes of what has occurred. With that perception being relayed to the world, there's no doubt that we need a strong national organization watching our for our interest, an organization dedicated primarily to the protection of the appraiser and his/her profession. I'm not talking about an organization that is more concerned with your continuing education requirements, your E&O insurance needs, etc. The main focus of such an organization "has" to be the protection of the appraiser. One that has attorneys on retainer to fight the fights we encounter, whether it be local or national. One that can afford to put lobbyists at the government door steps to monitor bills and discussions related to the appraisal profession. One that keeps "all" of its' members abreast of what is happening in our profession.
The NAR, National Association of Realtors, has one of the strongest organizations in the nation and is a prime example of what a strong organization can do for a profession, like it or not. Organizations such as the Appraisal Institute won't do this as they have their own agenda....it's called making money off of "anything" related to the appraisal profession, ie. education, membership designations, etc. While they do lobby to protect the profession, it is usually directly related to protecting the interests of the AI in order to remain a viable function within the process. Let's face it, without the appraiser they cease to exist.
The organization we need can only be at its' strongest with membership of the majority throughout the nation. I call it strength in numbers, much as the Teamsters. The membership has to be strong enough that we can effectively impact what goes on with issues related to our profession while we collectively let the nation know that we are a strong organization controls our profession. It's time we took steps to remove the control from those who "feed" on us. If you're interested in such an organization send me an email.... davidcovington@charter.net. You can go to http://www.hud.gov/ll/code/llslcrit.cfm and enter your search parameters. It will give you a list of lenders that can originate FHA loans in your area. Then go to them and let them know you do FHA appraisals.

Use to be most were easy, and the hard ones challenged us once on awhile but that kept things interesting.
I didin't have to worry before if I had only gotten THREE orders from my THREE clients in my AP box in FOUR years. BUT this week I get email messages from FANNIE MAE that I have to register with AP because all the loans they fund will have to come through AP, starting next month. AND then the last remaining AMC I take orders from (when they are desprate enough to pay my fee) sends me a note telling me that all their work is going to go through AP.
LABOOBOO, I believe you have good intentions. I don't know which university awarded you with the english degree and where you refined your writing skills. But, assuming that you have educated yourself ABOVE THE REST or THAT YOU'VE ATTAINED THE MEDIAN/AVERAGE AMOUNT OF EDUCATION, WITHOUT READING ALL APPRAISERS RESUMES is arrogance at its worst. Please refrain from putting yourself above the rest. Our profession needs unity not LABOOBOO. I read your post and hope you will find it in your heart to share wisdom, not comdemnation. Some interesting things to note....A lender who is fed up with the AP system (mostly because they have not been properly trained) will tell you to just email the report directly to them......and then you won't get paid and there is nothing you can do about it. I have also seen the same for additional inspections, transfering reports to FHA, ect. They will tell you to just knock that out and bill them for the additional fee......You'll never see a dime of it. As far as removing lender influence I can tell you I have talked with a processor who pretty much told me if you have a assignment that you accepted but on research found that there was a problem with the property inspection (not value related) or you couldn't get an aptt because the borrower decided they should think more about this mortgage loan and it resulted in no report being generated THE LO WILL LEAVE THIS ASSIGNMENT IN YOU JOBS LIST FOREVER. They believe (and they might be right) that if your jobs back up in the system you won't be able to receive future assignments. Their little way of saying "thanks for screwing my deal". Again if anyone doubts it, or is unaware, the AP system is for LENDERS and DATA COLLECTION SERVICES ONLY, no one else.

I have the same complaint..
I use the 800 x 600 resolution because it's easier to read. AP is the only site where I have to change resolution to log in. I'm shure the techs that designed this site could change some setting to allow a scroll bar at the bottom of the window. (Like this page).
It's another pain.

No... I think the worst ones have already moved on to the AMC's paying $200 a report. The fee is reduced but they can make that up in volume. The AP system is not for appraisers. Its for bank regulatory conformance with the added bonus of having fresh data to download in the database for the FNC products. Its a sad state of affairs when the most seasoned of appraisers make the same income as Trainee's.

More and more oposition to the HVCC is building recent letter from State of Washington Real Estate Appraiser Commission Washington Department of Licensing, Appraiser Program is rejecting the HVCC as written, and that you support our position of no confidence in the HVCC.
The Washington Real Estate Appraiser Commission believes that there are other, more effective solutions than the HVCC as written, and that these solutions should be explored in a timely, open and inclusive fashion. Only a thoughtful and complete study of the problem can possibly result in increased appraiser competency and independence in the appraisal process. They are asking for the immediate amendment of the HVCC agreeement.
Get involved many people are recongnizing what a complete disaster this agreement is. New articles being posted almost everyday at www.appraisalscoop.com

Get this: I delivered a report in the morning, the order was moved to my submitted reports folder. About 2 hours later I get a message for the order, which requires me to log in and work my way to the message page. Turned out to be a system message stating the draft was due. Talk about wasting my time.
